Applying for a house

We receive hundreds of applications for housing every year but, unfortunately, only have a very limited number of homes available for rent. In an average year we let roughly 150 properties to new tenants and this makes our allocations policy crucial.

Both our allocations and our transfer policies operate on a points-based system. Anyone over the age of 16 can apply. We aim to be fair and open and give reasonable preference to those in the greatest housing need. We welcome applications from anyone who's in need of housing, regardless of age, marital status, religion, race, colour, ethnic origin, sexual orientation, disability or medical condition.

Application forms are available from our office in Dalkeith. Please click here to request an application form or you can download a copy at the bottom of this page. All the information you give us will be treated confidentially.

It is important that you complete all of the form, and we are happy to help you fill it in if you have any difficulties. Unfortunately we can not process any incomplete forms and these will be returned to you.

Once you have completed the relevant form we will award points based on the following factors:

• Security of current living arrangements
• Lack of facilities
• Housing condition
• Overcrowding
• Medical condition
• Abuse or harassment

Half of our properties which become available for new tenants every year are allocated to people on the council waiting list, with the other half directly allocated from our lists, including some looking for transfers.

We will write to you within two to three weeks of receiving your completed form to tell you how many points you have been awarded.

You will automatically be added to our housing list, but you may have to achieve a certain number of points before we can actively consider you for housing. We will tell you how many points are needed to be actively considered.

If, after being accepted onto our housing list, there is a change in your housing or personal circumstances you must tell us immediately, in writing. We will update your housing application and will let you know of any change to your points total.
