Rent Consultation 2024/25

Every year we ask you your views on rents for the coming year (starting 1 April 2024). It’s really important that you let us know what you think, particularly given the ongoing cost-of-living crisis. We consider everyone’s opinion before our board makes the final decision, and last year your feedback allowed us to deliver the lowest rent increase in Scotland. However over the past couple of years our costs have been going up just like everyone else’s so it’s more important than ever that you let us know your priorities.

What are the rent proposals for the coming year?

Inflation (the rate at which costs are rising) has been very high over the past year but is starting to come down and is currently sitting at around 4% (down from around 11% this time last year). High inflation affects us all, including Melville and its staff.

Last year, as in the past few years, we were able to keep to a very low rent increase of 2%, the lowest in Scotland. While we have looked at a number of ways to keep our own costs down including low cost of living increases for staff, in order to continue delivering the same levels of service we need to raise rents by a bit more in the coming year.

The options that we are looking at for next year (based on an average weekly Melville rent of £90.57) are:

1  A 6% increase (or roughly £5.40 a week) to maintain services and improvements at current levels
2  A 7% increase (or roughly £6.30 a week) to pay for an additional 26 kitchen replacements
3  More than 7% to allow for additional spending on homes and services
